Engel & Völkers released this Thursday, 16th, its Market Report Portugal, which analyzes real estate transactions brokered by the company between 2024 and 2025 in several regions, including Minho, Porto and Lisbon.
In Minho, the number of transactions in Braga decreased by around 3.9% in 2024, totaling 2,387 transactions. In contrast, Guimarães recorded an increase of approximately 13%, with around 1,600 transactions.
Foreign investment is predominant in the region, representing 95% of operations, with the Swiss, English and Germans being the most active nationalities.
The average sales price in Braga was 1,990 euros/m², an increase of 19.58% compared to 2023. In Guimarães, the average price stood at 1,697 euros/m², an increase of around 13%.
In the rental market, Guimarães has one of the lowest prices, at around 5.75 euros/m², while Braga has an average of 7.69 euros/m².
Christopher Diener, License Partner from Engel & Völkers Minho, states that “in Braga and Guimarães, international interest arises from a rare balance between quality of life, living historical centers (with Guimarães classified as World Heritage), academic and technological ecosystem, proximity to Porto, excellent access, nature and gastronomy”.
